Straight answers
Is propkt a real estate agent?
No. propkt is software for landlords who self-manage. You stay in control of your property, your tenants and your trades. propkt keeps the records: rental income, expenses, leases, bonds, maintenance, documents and depreciation, then packages them for your accountant at tax time.
What's in the tax package?
One ZIP per financial year. Inside: a tax summary, your categorised transactions and your depreciation schedule as CSV files, plus every receipt you attached, sorted by property. If any expense is missing a receipt, the package lists it so you can chase it before your accountant has to.
Will my accountant be able to use it?
The summary uses the same income and deduction categories as the ATO rental property schedule, so your accountant gets figures in the shape they already work with, with receipts to back each line. They still review and lodge your return. propkt is record-keeping software, not a registered tax agent.
What expenses does propkt track?
Interest, council rates, water charges, land tax, insurance, body corporate fees, repairs, cleaning and gardening, advertising, legal and borrowing costs, utilities, and property management fees if you still pay any. Each expense carries a deductible flag and a receipt. Whether a particular expense is deductible for you depends on your circumstances, so check with your accountant or the ATO rental properties guide.
How does propkt handle depreciation?
It supports both ATO methods, diminishing value and prime cost, for plant and equipment (appliances, carpets, blinds) and capital works (the building). Enter each asset with its purchase date and cost, pick the effective life from the built-in ATO reference data, and propkt calculates the deduction for every financial year. If you have a quantity surveyor's report, you can import the whole schedule at once.
I've never self-managed before. Is this for me?
Yes. propkt assumes no experience. Add a property, add your tenant and start recording what comes in and goes out. State-by-state guides cover the rules where your property is, and propkt generates common notices and forms when you need them.
Are the notices and agreements legally compliant?
propkt generates tenancy agreements and rent increase notices built around your state's legislation - including mandatory forms like Queensland's Form 18a and WA's Form 10 where they apply - and logs each one with dates against the tenancy. propkt isn't a lawyer, so for anything unusual - like ending a fixed lease early - check your state tenancy authority or a professional before acting.
Does propkt replace a property manager?
It replaces the paperwork and the record-keeping: agreements, notices, rent tracking, maintenance histories, bonds and the year-end tax package. You stay the decision-maker on tenants, trades and inspections, without paying a commission on your rent.
Is my data secure?
Your data is stored in Australia (Sydney) and encrypted in transit. Access is locked to your account at the database level, not just in the app, so nobody else can see your records unless you invite them.
Do I need a credit card to try it?
No. Every new account gets 3 months free with every feature on one property. After that, Solo is $49 a year for one property, and Pro is $108 a year (or $12 a month) for up to 10 properties and up to 3 team invites. Cancel anytime.
