A rent increase notice that holds up

Eight Australian jurisdictions, eight sets of notice periods, frequency limits and forms - two of them mandatory on pain of invalidity. propkt’s rules engine checks your dates against all of it, then generates the compliant notice.

An eight-jurisdiction rules engine

Every value in the engine is a verified legal fact with a cited source - the same data behind our state-by-state rent increase guides.

Notice periods, per state

From 30 days in the NT to Victoria's 90 days and Tasmania's 'more than 60' quirk - propkt checks your effective date against the exact minimum for your jurisdiction.

Frequency limits that actually bind

Queensland's 12-month floor attaches to the property, not the tenancy; the ACT counts from your last notice date; everywhere else runs on the last increase. propkt knows which clock your state uses.

Mandatory prescribed forms

Victoria requires Consumer Affairs Victoria's own notice form; Western Australia requires Form 10 with weekly-rent amounts only. propkt produces the right document, not a generic letter.

Service timing built in

Postal delivery time, email consent rules, Queensland's clear-days counting and weekend rolls - the wizard asks for your dates and shows you the earliest lawful day.

Frequently asked questions

Which jurisdictions does the rent increase notice cover?

All eight: NSW, VIC, QLD, SA, WA, TAS, ACT and NT. Each notice is generated against that jurisdiction's notice period, frequency limit, content requirements and any mandatory prescribed form.

Does propkt handle WA's Form 10 weekly rent rule?

Yes. WA rent increases are only valid on the approved Form 10, which prints weekly amounts. If your tenancy is paid fortnightly or monthly, propkt converts the figures to weekly so both amount boxes are stated correctly.

What makes a rent increase notice invalid?

The most common failures are too little notice, increasing sooner than the law allows, using a non-prescribed form where one is mandatory (VIC and WA), and missing required content like the new amount and effective date. propkt checks all of these before generating.

How does propkt know if my increase is too soon?

You enter when the tenancy started, the current rent amount became payable, and any previous increase. The rules engine compares those dates with your state's minimum interval - including Queensland's property-level rule - and blocks an invalid notice before it exists.

Is this legal advice?

No. propkt automates published statutory requirements, verified against each regulator as of August 2026, and links you to the official source for confirmation. For unusual situations, get advice from your state authority or a professional.
