Foreign buyer surcharge: 7% additional duty

Foreign buyers of WA residential land pay an additional 7% duty on top of the general rate, taking the top combined rate above 12%. A concessional lower schedule exists only for owner-occupied homes under $200,000.

How is stamp duty calculated in Western Australia?

WA Treasury publishes a general rate scale rising to $5.15 per $100 above $725,000. Each band applies only to the portion of price inside it, so a $600,000 purchase pays $11,115 plus 4.75 cents per dollar above $360,000.

Do first home buyers pay stamp duty in WA?

Following the May 2026 housing package, eligible first home buyers pay no duty on established homes up to $600,000 with a tapered concession to $800,000, and no duty on vacant land up to $450,000. You must occupy the home as your principal place of residence.

What is the foreign buyer surcharge in WA?

Foreign purchasers pay an additional 7% duty on residential land. The surcharge was introduced in 2019 and applies to the full dutiable value proportionate to the foreign share of the transaction.

When is WA transfer duty payable?

Duty must be paid within 30 days of the liability date, usually settlement. RevenueWA adds market interest and a penalty component to late assessments.
