Why is Victorian stamp duty higher than other states?

Victoria's top marginal rate is 6.5%, and between $960,000 and $2,000,000 duty is charged at 5.5% of the entire value rather than just the portion above a threshold. That structure makes Melbourne purchases noticeably dearer than equivalent prices in Brisbane or Perth.

Do first home buyers pay stamp duty in Victoria?

Eligible first home buyers pay no duty on homes up to $600,000 and a tapered concession from $600,001 to $750,000. The property must be intended as your principal place of residence for at least 12 months within the first year of occupancy.

Is there a surcharge for foreign buyers in Victoria?

Yes. Foreign purchasers pay an additional 8% on residential property, and unlike most states the absentee surcharge framework extends beyond residential land. The surcharge applies on top of standard duty and is proportionate to the foreign share of ownership.

When is Victorian stamp duty payable?

Duty must be lodged within 30 days of settlement for paper transactions, or lodged electronically at settlement through the PEXA system. The State Revenue Office adds interest on late lodgements.
