Land Tax Calculator NT
The Northern Territory does not levy land tax at all, making Darwin one of the cheapest places in Australia to hold property. Here is what that means for your numbers.
Select your state and enter your land value to calculate land tax.
NT land tax
| Land value | Land tax |
|---|---|
| Any value | Nil. The Northern Territory does not levy land tax. |
No surcharges either
With no land tax there is no foreign or absentee surcharge to worry about. Holding costs in the NT centre on council rates, insurance and cyclone-related maintenance instead.
Verified against Territory Revenue Office guidance, August 2026.
Worked example
A Darwin investor holds a rental on a block valued at $900,000. The land tax line stays empty.
The saving compounds: the same $900,000 of land would attract meaningful annual tax in Victoria, SA or NSW.
Frequently asked questions
Does the Northern Territory have land tax?
No. The NT levies no land tax at any value, for any owner type, including foreign and absentee holders. It is the only Australian jurisdiction with neither land tax nor a foreign purchaser duty surcharge.
What replaces land tax revenue in the NT?
The territory leans on conveyance duty, general rates, GST distributions and payroll tax instead. Buyers pay steep acquisition duty, up to a flat 5.95%, but annual holding tax on land is zero.
Does the absence of land tax make Darwin a better investment?
It removes one holding cost entirely, which helps cash flow maths, but vacancy rates, cyclone risk and insurance premiums weigh on returns. Run the full picture before deciding.
If I own property in the NT and another state, do they interact?
No. Land tax is assessed state by state, and since the NT charges none, your Darwin holdings simply stay out of the equation everywhere else.
