Foreign ownership surcharge: 7% of taxable land value
Foreign persons pay a surcharge of 7% on the portion of South Australian taxable land value above the threshold, in addition to the standard calculation.
South Australia is the only state that indexes its threshold annually, with adjusted thresholds gazetted by 30 June each year.
Verified against RevenueSA published land tax rates, August 2026.
Worked example
An Adelaide investor holds two rentals whose combined site value sits at $900,000 at the 30 June assessment.
Because the threshold indexes each year, watch the gazetted adjustment rather than assuming the current $450,000 figure holds.
Frequently asked questions
What is the SA land tax threshold?
South Australia's threshold sits at $450,000 of aggregated taxable land value, and it is the only state that indexes the figure annually based on a Valuer-General index. Check the gazetted rate each June.
How does SA treat multiple properties?
RevenueSA aggregates the taxable value of all land you own in the state at midnight on 30 June. Owning several properties below the threshold individually can still produce a combined value well into the taxing scale.
Who pays the foreign ownership surcharge in SA?
Foreign persons pay 7% on the taxable value above the threshold on top of ordinary land tax. Close companies and trusts with foreign interests are captured through their ownership structures.
Is my principal place of residence exempt in SA?
Yes, your own home is exempt from the calculation, as are qualifying primary production lands. Rental properties, holiday homes and vacant land all count toward the aggregated value.
